RENTING A HOME ROOM BY ROOM

I am considering on renting one of my properties by the room. By renting the SFR to a family I would likely get $1,600 each month with tenant paying ALL utilities. By renting each room I could potential get $2400 and add a 20 dollar utility to each tenant. In both scenarios I cashflow but the risk is tempting.

Any recommendation on this method?  I currently require all my tenants over the age of 18 to do a criminal background check every year. This is currently still legal in this properties' county. Thank you all for your input
