La Porte, IN rental income

Hey everyone I've made some offers in the La Porte, IN area and am a little uneasy about giving my final and best offers. We want our rentals in the area to be higher end and well maintained properties. Over 1500 sq ft 3 bed sfrs. Can anyone give some insight on prices I should expect in higher end rentals? 1 rental will be about 4 blocks from flint lake and the other will be 2 blocks from the courthouse
