Scaling using Equity

Hi Member,

      I am looking to do a two fold move to get equity out of my current rental properties and get a 4th. Two of my properties have great equity in them and are fully rented out. I would like to get the mortgages lower if possible and take the equity to buy another. I am thinking my options are cash out refi or to refi and get a heloc seperate. Id rather not start paying a loan when i do not have a proerty lined up yet.

Any info or experience would greatly help.
