Selling a rental property in NJ

My tenants are about to renew their yearly lease on 8/1/20. Can I sell my unit and ask tenant to leave before end of the lease term or must I wait until the lease term ends? If I cannot break the lease because I want to sell or if property is sold, would it be wise to renew the lease for 6 months at a time? Thank you!
