Crazy Move out Question
My old tenant is leaving and her Aunt and Uncle are moving in with their three kids. Originally, they were going to take possession on July 1, which got pushed back to the 2nd week of July. Now they are asking if they can push it back to August 1st because the place needs some work done - painting, carpet cleaning, some repairs. They've even offered to do the work themselves. However, a month's rent $1,200 is a fairly big hit. Alternatively, I could be stuck hiring and managing a crew to do the work and the time and expense and hassle might be a pain. And then there is the issue of how do I handle the old tenants deposit? The old tenant wants to have time to clean the place and make it nice for her relatives.
I'm considering offering to give them - $600-$900 off the first months rent to take care of everything themselves and returning the old tenants deposit. What are your thoughts?

Did they already sign a lease? I would do the work myself if I were you. Then you know it's done and to your satisfaction. Then document the move-in well. Like @Aaron K. said, with what you mentioned, it doesn't sound like more than a week of work needed. If they haven't signed a lease, you might want to let them know that if they want to push back to August, you'll have to post the unit online and try to get someone in sooner. For all you know they could come back with Aug 15th, then September. Just do the work yourself and post it online. Maybe telling them this plan will encourage them to move sooner.
