Invest in beach condo, how to run the numbers?

So my family has vacationed in the same resort on the beach for the past 4 yrs and we all love it and plan to keep going. So I was thinking of buying a 2 bedroom 2 bath condo in the resort, partly because as I get older I can imagine myself becoming a snowbird and going down south for the a few months of the winter when I retire. But I'm not sure how to run the numbers exactly, or how to research them. The condos can be rented by the week, and in the summer seem to go for about $1000 a week at least, but of course during the winter it's MUCH cheaper. Also I think the prop mgmt takes like 33% for cleanings and all. Can you actually make money off of these things? I'd be looking at about $150k for the condo and I think about $500-700 a month for HOA fees.
