How to think about OO Duplex/Triplex cashflow

I'm learning about GRM and thinking about purchasing and owner-occupying a duplex, triplex or quad.

How do experienced RE investors consider if a duplex would cash flow if they owner occupied it?  In other words, do you just look at the numbers as if you had renters in both units and decide if it's a good price that way (even though, as an owner occupier, you'll be paying 1/2 of the 'rent' yourself)?
