1 year and 3 months into my investing journey. How am I doing?

The agent buisness is picking up now that I can physically show houses again here in NY. My friends and I should be closing early next week on a live in flip project that we know is going to sell for a great profit (acquired during quarantine). I also got the commission for bringing the buyer(my friend/partner).We have alot of meat on the bone and can also rent it out worst case scenario. 5 bed 2 bath main house, with a 1 bed, 1 bath, kitchen and living room apartment above the garage with 3 acres. I'll be listing the house my friend currently owns, as well as sell the investment for us. I'm also working with 5 other buyers, 1 of which will be selling their previous home. On top of that I'm trying to get a hard money/private loan for a sfh deal I found that's currently rented out. The rent moratorium has been lifted in NY so I plan on keeping the home rented and doing light rehab to it. The parcel it sits on is big enough to parcel a section for a new home to be built, so I plan on having it approved for building and selling it.
