Process - NJ rent increase due - 12m lease ended, now m2m

Hey All,

Live in NJ. I started my tenants out on a 12m lease in 1/18. Never renewed it. From what I know it is now m2m with all other terms in force. I have not increased the rent yet. What is required for my to increase the rent. I keep reading an increase notice meeds to accompany another that states the end of the lease. But the lease ended already. Also if i can get a max increase % itd b super helpful. Thanks.
