Leasing Agreement for Newbies!!

 We just bought our first investment property. We will be renting out our duplex soon. Someone recently inquired about wanting to rent the whole home. Each unit is 3 beds and 1 bath for a total of 6 beds and 2 baths. If we rent out the entire home should we make them fill out one or two leases? Why? Pros vs. Cons. of doing either way? Do we put in the lease a maximum amount of people allowed to live there? What should the max amount be? And lastly, we are allowing subleasing by our renters with out consent but if they are caught subleasing without our consent should we be charging them a fee? Should I put the specific fee in the lease agreement?
