Property Management Software Recommendations

Hello All,

I am in the beginning phases of starting a property management company in the San Francisco Bay Area. I am currently a realtor selling residential real estate. I have had many inquiries over the years about people who don't want to sell, but asked if I would manage their property as a rental. I always declined and thought, what a waste of a perfectly good opportunity! So now I am researching property management software options out there. I am currently looking at Hemlane, but honestly haven't dug too deep in my research yet. I'm wondering if the wonderful folks at bigger pockets have any good suggestions for which software makes the process of managing property much easier. Or any great resources you think are valuable for me to get off to successful start in my new venture.

When this topic comes up within the industry, people usually recommend, in random order, Buildium, Appfolio, Rent Manager, Propertyware and sometimes Yardi Breeze, Rentec Direct and TenantCloud.
