I'll become a first time landlord in the next few months and asking for tips & advice. Does anyone have samples of good detailed rental agreements and applications, particularly in the state of Oklaoma? Should I have the agreement drawn up by a lawyer or make it myself?

If you join BP as a Pro member you'll have access to every lease in every state here on the website, all vetted by lawyers for application to your state. So if you want quick and easy, that's the way I'd go. You can also find free versions on the internet, but whether they meet your state requirements or not is impossible to say.
