Calling all Maryland landlords that allow pets, specifically cats

I am open to pets, cats or dogs, but not both at the same time.  I have good tenants that adopted a cat.  Their lease is renewing and I am trying to figure out what makes sense.  As a pet lover, what is reasonable but also will cover additional wear and tear associated with a pet.
