Restaurant investment advise

I purchased a house and converted it to restaurant.  The current renters are looking at closing the doors due to COVID and a few other things.  It cash flows well and I only have 5 years left on the mortgage.  I am torn on whether to try to find new renters, sell it or do something creative like find a chef that wants to run it and do a silent partnership.  Rent is currently $1700, if I sold it should be worth about $300k.  Thanks for any help you can give!
