what are deal breakers for investment properties
what are some for sure red flag items/repairs that you would stay away from. We rescinded an offer on a different property because it need new roof, new water heater, new furnace, new electrical wiring, there was some unknown plumbing back ups and leaks.
The owner would not budge on the price.
I just don't want to go forward with this other property and have some major expensive repairs going in the first year.

Buying a property that requires all that additional maintenance can still be a good deal, but only if it's priced accordingly.
Know your numbers and stick to them. If the numbers don't work, walk away. Don't force a deal.
