What are accurate expenses on rentals in the SF Bay Area?
I have a goal to house hack a multifamily property on the San Fransisco Peninsula by the end of the year. I have properties from the MLS to analyze and am able to do my own research on rent. My question is, what do expenses look like in this area? Most people will calculate around 5% for repairs/maintenance and another 5% for capex but at this price point ($1-2 million) is that still accurate to go off of? Do you use a different %?
If there is anyone that invests in multifamily rentals in this area, I would really appreciate some incite on what expenses typically look like in this area. I will list all of them out and anything helps! (also if I missed any expenses, even minor ones, please tell me!)
Water/sewer, electric, landscaping, vacancy, management, repairs/maintenance, capex, taxes, insurance...
Also looking for advice in general!
