Newbie with Tulum questions

Hello I am new to the family here and right now doing my research on Tulum. In the next 3 years looking to buy a property to use as a source of income and an occasional vacation spot. I have stalked the site for months and now brave enough to ask a few questions.

1. Best area in Tulum to look at buying in?

2. Budget for $110K sound good for that area (2Br)

3. Condo vs. Apartment opinions..

This is a summer 2023 purchase so I want to take my time visit area a little more to see for my own eyes. Over the last 2 years we have visited Cancun and Playa but not where we would like to purchase at.
