First Rental Duplex Property

I have been setting money aside in order to have a good bit saved for an investment property. I am looking for a Duplex in preferably Monroe county PA. I obviously plan on living in one half and have the other half rented out to help with costs of mortgage etc. 

My question is... I am nervous to make any moves post COVID. I see the housing market has hardly changed during this pandemic but with all the lay offs I am concerned about finding reliable tenants who are able to pay rent. Since this would be my first time doing anything like this what does your guts tells you. Sit and wait it out and see how the market reacts or make the investment?

Any and all advice greatly appreciated.
