North Carolina Triad Rental Property Purchase

Hello all,

First of all, I would like to thank The BiggerPockets community for all the forums and blogs esp the podcasts, listening to other investors gave me the courage to take a step in real estate investing. 
My husband and I have been interested in purchasing a rental property with a decent cash flow in North Carolina for some time. We are particularly looking at The Piedmont Triad; Winston-Salem, High Point, Greensboro and Fayetteville area. We are looking for a realtor who knows the area well and works with out of state investors ( we are in Northern Virginia) . We also will need a construction team and a property manager. We do have a lender currently but open for suggestions, for lenders we would work with those with 50K minimum. We have not decided between these cities, where to invest yet, we are asking for guidance and suggestions from those who have done it before. Any tips appreciated!
