First time landlord

I’m a new landlord and have a question regarding one of my current tenants.

The tenant has been in the home since January and she recently reached out to me with some lawn issues that need my attention . The grass in the front yard is dead/ dying, and until recently she didn’t know how to turn the sprinklers on. I’m headed over after work to take a look. My question is what is the correct course of action? As a landlord is it my responsibility to fix the lawn with new sod etc if a tenant has not been watering the grass as regular maintenance? Obviously if the irrigation system is broken that’s another matter.

TYIA!
