Tenant terminates lease early without Notice to Vacate

I have a tenant who just notified me yesterday that my rental is spotless and ready for new tenants.  I was shocked because I never received a 30 day written Notice to Vacate.  Also, they were just 4 months into the lease renewal.  They claimed they sent the letter, but I never received it.  I asked for proof and they said they could not provide "proof of me not receiving it."  I asked if it was handwritten or a typed letter.  They later claimed it was handwritten.  All this communication since yesterday was done by text because they would not return my calls to discuss the situation.  However, they did notify me that they were looking to buy a house about 2.5 months ago and could we work with them terminating the lease early.  I said I would, but never received written notice from them.  Then the pandemic hit and I called to see what their status was in buying a home.  My last conversation was March 11, 2020 and they said it was on hold for now.  Since then, I have not received any kind of notice or heads up that they had bought a house until yesterday when they moved out.  Need help in drafting a letter of their responsibility and that they have basically breached the contract and abandoned the property.
