Evicting Tenants in New Jersey

Hello BP Community!

I'm thinking about buying a property in NJ that is in a hot neighbourhood but I'm worried about the tenants.  The seller is claiming the buyer will be responsible for evicting the tenants.  I obviously want the property delivered vacant, but if the Seller is eager to get out, could this be an opportunity to take on his problem and get a great property at a discount?  

Some more specific questions:

   - How hard is it to evict a tenant in NJ?

   - Could there be another reason the seller won't evict the tenants?

Any advice or recco's would be welcomed,

You can read up on the details but obviously evictions are on hold. On top of that, Governor Murphy has stated I believe 90 days after this is over is when evictions will resume. Also this has a lot of good info on eviction for tenants. I've attached both PDFs. In short, if you're not occupying the multifamily (assuming its 3 units and under), you need a reason to evict someone. A lease ending is not good enough. The reasons are listed in here.
