Buying Your First (and Second, and Third) Rental Property

How do you buy your first rental property? And if you are successfully collecting timely rent on it, enough so you don't need a traditional job outside of being a landlord, how do you buy your second rental property? 

Let's say I want to buy 10 rental properties - one at a time - and I want to be a career landlord/real estate investor. How would I go about doing that without a traditional job? Without income outside of rent?

Any and all resources regarding this information are greatly appreciated.
