Need help renting rooms for a "Co Living" House

Hello,

I have 4 bedroom 1 bath property in Dallas TX. I'm considering renting each individual room out, but it's my first rodeo. I do have landlord experience. I'm seeking the following:

1) mentorship and guidance

2) best practices, policies & procedures

3) lessons learned

4) understanding liability and risk exposure 

5) contractual co living lease agreement or modifications

6) co living property managers, if any exist because I have not found any.

Any help would be greatly appreciated! If you're in the Dallas area I would love an opportunity to build a relationship with you.
