Renting out property during this time in Denver

We have recently found out that our current tenant is breaking her lease 5 months early. The questions are, Is anyone having issues with finding new occupants. Especially in the Denver, CO area. Also she did test positive for Covid any recommendations for cleaning companies and is this something that we have to disclose to potential occupants?
