Illinois: 5-day notice or 30-day notice to end contract?
Hello,
I have a tenant that is 30 days past due on rent. Understandably, times may be tough for him right now. However, I don't know that because he hasn't made an effort to contact me or return my phone calls. This is the 3rd time he's been late on payments like this. I've communicated to him multiple times in the past that I would work with him on payments but he has to communicate with me. At this point, I'm ready to move on. He's currently on a month-to-month contract. Given the situation with Covid-19, Illinois has currently stopped processing evictions. Am I better off giving him a 5-day quit notice or giving him a 30-day notice and ending his contract with the given situation with Covid-19? As much as I would like to avoid eviction, I highly doubt this tenant will move out on his own. Thanks in advance for your input and suggestions!
