How To Best Find New Clients as a PM?

Hey y'all,

I am new-ish on the Bigger Pockets site, though I've been reading the books and listening to the podcasts for awhile. I'm a Realtor in Utah, and have been doing property management for the last few years. I'm currently trying to expand the property management side of my business and I've built myself a great track record, but I'm wondering how other property managers find new clients. Right now, I'm finding the most luck using Thumbtack, but I'd love tp explore other avenues. Can anyone recommend anything that really works?

I can give my perspective from an owner, if I have properties with you currently and you do a good job for a fair price I will refer you to others.  If I'm looking for a property manager I look for one with a clean fee structure, not necessarily the cheapest but I would much prefer to pay 10% and $500 for finding a tenant than 8% plus $300 to find a tenant, $150 to renew a lease, 15% surcharge on repairs over $400, etc. etc.  I'm sure @Jerryll Noorden will have something to say about SEO but my first stop is Google and I search property management and then the city name
