Can I give notice to a month to month tenant for this reason

Hi guys, I have a girl who moved in at the end of April, she currently lives in my townhouse for 400 Canadian dollars only. She lied to me about where she works but that’s not the reason I’d like her to move out. I just want to bring a family who could rent the house for a higher price. Can I give her a notice now to leave by July?  She’s on a month to month contract
