Help needed consolidating and refinancing rental mortgages

I’ve never done this before. I have 4 outstanding mortgages in rentals ranging from 3.75% to 4.125% on 30 year notes. 

I’ve been gathering a lot of info through research and welcome

Any opinions from those experienced in this here. 

1) would you think I could consolidate and lower my overall rate to reduce my interest costs?

2) what types of banks should I pursue?  I’d assume regional

And not the likes of BofA or Wells Fargo or that ilk

3) any recommendation of bank names?  I’d love to start making phone calls Monday.   I’m in Texas but doesn’t have to be here. frost Bank?  Others?  This is not an area I have much knowledge in. 

4) What questions should I ask when I call?  Key areas of concern to get the best deal?
