Bigger Pockets has been the Biggest source of Inspiration to my real estate ambitions for last 10 years. Have read a lot of books from Bigger Pockets via Amazon to get me through

Now I want to target growth, sustainability and value investing through Bigger Pockets partnership. 

Have a Specific question. How do you address roof replacement and other risks such as repairs, utilities through investment. Do you set aside money out of cash flow or buy an insurance for roof replacement ? Do we setup a rainy day fund or insurance is right way.

Bigger Pockets is a GEM in real estate investment.
