Hold or Sell Rental Calculator

I have a rental property with significant equity and good cash flow. I am thinking of selling two of the properties that have around 100k of equity and rolling the equity into something else, either the stock market or a bigger rental building. The properties cash flow around 500/mo right now.

In my dreams I imagine a "hold or sell" calculator that takes into account the current ROI of the equity in the investment if held, the selling costs, and the future ROI potential of the new investment. There would need to be inputs for accumulated depreciation/amortization, tax bracket, capital gains bracket, etc.

Does anybody have or know of a calculator like this?
