Time to Refinance! (Appraisers Need to be Kind)

We are looking into a little refi of a couple duplexes to pull out cash and be ready for more purchases. We will definitely be saving money on these crazy low interest rates. Even in our LLC it looks like we can get 3.6% (25 year amort and 7 year balloon). That should work out perfectly for our timeframe that all partners have set. Now, those dang appraisers. I'm not a fan. We shall pull money out, but I just know the duplexes aren't going to appraise what I think they should appraise at.

Anybody else feeling comfortable on refinancing and looking to purchase more? I should have done this in 2008-2010.
