Loss of Rents Due to Eviction Moratorium

Posted

Should landlord policies cover loss of rents due to eviction moratoriums that are now in effect for most state and local jurisdictions?  I asked my agent this question two weeks ago and was told loss of rents under this scenario are not covered.  There is a loss of rents provision in my policies but it's very vague.  Given the unforeseen health and economic devastation brought on by Covid-19, and that landlords have no legal recourse now to evict for nonpayment of rent, it seems like this situation should be a covered insurable event.  I'm just bewildered why landlords are being expected to absorb loss of rents.  Many of us live on our rental income. We have bills to pay and it's quite likely that many of us won't be eligible for the stimulus money that's earmarked for individuals or for big business.
