do u test for mold, asbestos, LB paint, etc upon purchasing?

just curious, if you do this as standard operating procedure even if nothing is evident? Obviously, if I'm lifting out 9x9 tile built before the 80's (which I'd never do), I'm going to test for asbestos.

realize some of these items are regionally based but thought I'd throw it out there.

if so, do you pickup a kit yourself at HD, etc or is it farmed out to an outside contractor?

I have not made it a practice to test. I uaually assume a house built prior to 1978 has lead based paint and act accordingly. As for asbestos, same thing, I just assume it is and act accordingly. I don't want to alert anyone to issues that I will have taken care of correctly anyway so unless required I do not test. With mold you need to eliminate the food source and then repair damage and treat properly. I hire out, as required to remove asbestos.

If I am approached by a seller I explain this assumption that this or that is asbestos and any LP issues. If they believe otherwise they can prove that but most of the time they assume the same thus I price accordingly.
