well water and holding tank in lease

hey everyone, im about to close on my second rental, this place is a SFH with a holding tank, i plan on having the tank pumped before renting it out. in the lease i want to include the renter to have the tank pumped when needed at their expense. is anyone in the situation and how do you have it structured? thanks everyone.
