Long term Rental arbitrage

A condo Corp is letting me rent a rowhouse and rent all the rooms to other tenants. I am the leaseholder, and I am liable for whatever happens. Has anyone done this? Will an insurance company cover me as a tenant (I am the only tenant on paper, but there would be several people in the house and i would not live there). Or, should i automatically assign my lease to one of the renters? 

Does anyone have any tips? Thanks!
