Hi,
We have been living in a back house mother in law unit in Los Angeles for a 13 months now with the owner living in the main house. We have had a dog the whole time we have lived here and moved in with the dog. Our lease just ended last month and would assume now we are going month to month. We got a new dog last week so now we have 2 dogs. Today after about one week of the new dog our landlord came and said we could not have the new dog and we would have to move. Our lease says yes to pets, and she allowed us to move in with the first dog and has no problem all year. Is this legal to do? I understand we are not under the blanket of the lease anymore.

Hmmm, that's not correct. The lease can contain language stating continues on a month-to-month basis. I have such language in my lease and I've validated this is correct with my lawyer. Local laws do apply, but the lease, other than the term, may well still be in effect.

But William Bannister is correct that once the lease becomes month to month that the landlord can give notice in accordance with local law AND the lease to terminate it for any reason. Or, no reason at all. I would agree that you should discuss it with your landlord and see if you can work out an arrangement.
