Telling a tenant that you are selling.
I know that this is a very silly question, but what’s the nicest/polite way to tell a great tenant that you are going to sell where they leave and they might need to find a new place?
This has been a great tenant for over 3 years now. His lease till has until 8/20. I wanted to tell him I will be selling the unit. And that depending on the new owner, he may or may not be able to renew.
Is there a way to do this without sounding completely cold?

"I'm in the process of selling the house, the owner has to honor your current lease but there is no guarantee he/she will renew it when it comes due. You would have to discuss with new owner any lease renewals"
