Convert Garage Into +1 Bedroom

I’m a real estate broker and a licensed contractor working in the Minneapolis, MN area. However, I’ve never converted a garage into a bedroom. I’m wondering what all is involved. I need to more accurately asses what this will cost and what the city is going to require. Thank you. 

There’s the main house, a breeze way and a 30x10 garage with tall ceilings and Standard garage door. The electrical is located in garage.
