Non Payment of Rent (California)

  I have a inherited tenant who ive been dealing with for about 5 years and Sadly I believe that they have just finished pulling the last hair off my back. The Gentleman by the Name of Arthur and his Family have been struggling to pay rent ever since I purchased this property in California. Quiet family overall. They pay rent but 98% of the time they pay late but with fees and it’s not a day or 2 late. It’s sometimes 2-3 weeks late. And honestly, I’m getting tired of it. Has anyone ever went to court for Non Payment Of Rent in California? If So, are you REQUIRED to take rent from the tenant if it goes to court?? 
Does the tenant usually Tidy up once given these notices or this goes to court?

Yes, I have read the rules and regulations regarding eviction in California. 

I would be evicting for Non Payment of Rent by serving them with a 3day notice ofcourse.
