BRRRR struck at refinance as debt to income ratio high and credit

BRRRR struck at refinance as debt to income ratio high and credit low. How other investors are solving this problem as after purchasing few properties. None of the banks or lenders i spoke is of any use up to this point with this situation (around Atlanta) to buy more or refinance existing properties. Please advise. Thanks in advance
