Garage Door Broken on a Commercial Lease - Who's at fault?

I own a business and have been leasing the same warehouse for over 10 years. The garage door in the back broke the other day and it's the original door from when the warehouse was first built? I'm liable for this repair or is it on the landlord to fix for me?
