Airbnb Hosting Manager Dilemma

HI BP Community,

I bought a house last year that came with a detached studio.  Since I wasn't moving to the new house yet as my daughter is finishing high school where we currently live, I decided to list the main house and studio in Airbnb.  it has gone really well, and that has caught the attention of some people in my network.  I was just asked to create and manage a couple of listings by a friend.  He asked me to charge him as a regular customer.  Also, he's curious as to how he will be getting paid.  My answer is 15% commission and I will set him up on his own acct with his bank of choice.  I wonder if that is the way to go.  I want to avoid to set it his property with my listings and I don't want the IRS to think I am collecting all of the money for myself so I would pay taxes on it.  Any advice here no how to proceed as an Airbnb host and manager.  Thank you!
