University student house hacking advice

I am in community college now and will transfer by August 2021 to a university. My plan is to house hack a single family close to campus. What should I look for in this property? How do I know if it's a good deal? A couple of my close friends go to that university now, is it a bad idea to have them as tenants? I watch real estate podcasts and videos everyday and am building credit. What else can I do to prepare for what will be my biggest investment?
