Advice on what to charge for "everything included" rent?!
Hello!
I was considering of dividing my first floor apartment on my multifamily into two units utilizing the same meter.
I was wondering if theres a rule of thumb or formula on what to charge when considering this route.
I certainly don't want take a loss and be vulnerable to potential tenants abusing electricity/heat.
Any suggestions or advice?

@Jeff A. I 100% agree with @Nathan Gesner - you need to have a clause in your lease to be able to charge tenants for any utility overage.
We do this in our student rentals in Ohio and without being able to charge the tenant for overage, we would have lost monthly cashflow for several times.
