Assisted living landlord eviction advice

I purchased a home that has a triple-net lease and is currently running as a assisted living facility for 6 residents with a license from the state of California .  the tenant is not paying his triple-net for taxes & insurance. I just purchased the property 45 days ago and he thought he had a gross lease and that Everything was included in  his rent. His rent is $2945 Plus $797 in tax & insurance .   how do I deal with this since it’s a residential home with a commercial lease structure with elderly people living there. Any advice?
