Question about "rent owed" in Summary and Complaint form
I am handling my first eviction as a landlord. I got a question about the amount I should put as "rent owed" in the Summary and Complaint form. The tenant signed a one-year lease. At signing of the lease, I got first month rent, last month rent and security deposit (equal to one month rent). First two months she paid rent without any problem. The tenant hasn't paid last three months (November, December, January) rent. Let's say trial date is March 15. If monthly rent is $1000, the total rent owed by March 15 is $4500 (4 and half month rent). I am wondering what amount I should mention as "rent owed:
option#1: $4500 as total "rent owed"
option#2: $3500 (after subtracting last month rent that I got from tenant; assuming eviction date is the trial date)
option#3: $2500 minus X% of 1000 (after subtracting last month rent and security deposit that I got from tenant. Also subtracting the interest on security deposit)
My understanding is the security deposit is not part of rent, so option#3 doesn't look correct. For option#1, I was thinking about adding a note about last month rent and security deposit those will be refunded after the tenant is evicted
Please let me know if you have any suggestion. Thanks.

I would say rent owed is Option 1 and you can apply the escrowed amount towards it as a way to remedy the debt.
