what should I do after 1st inspection of rental property

Hi all, Thank you for any valuable advices. Hope anyone can help me out

On Oct, I started to rent my house out. The one I rent for is under a company name, He is self-employed, construction company actually. About money, I don't have any complain about him, he paid the rent on time. The lease contract is 1 year fixed.

The problems occurred when I do my first 4 months inspection. The house is not taking any good care, messy and dirty. Some minor damages such as some rubber tread nosing stairs is fall out (he said its glue problems but he will fix it). Insinkerator is not working (because of tenant use) And I also find out in 1 room, there are smoking smell (this house is non-smoking house and did mention in the lease agreement) I can't imagine how the house will look like after 1 year contract.

What should I do now to prevent any pity in the future? This is my first rental property and really don't know what to do next.

I had lease agreement, move-in inspection, 1 month deposit and also 3 more months payment ahead from him
