Self directed IRA, rentals, non recourse loans

I am starting to invest with my self-directed IRA. I've had a lead on a property and was wondering if, first of all, a rental is a good thing to have in my portfolio and if anyone has any tips or advice about getting a non recourse loan? I really don't know a lot about this type of financing.
