Background Checks & Lease agreements

Looking for reputable sites for background checks, at the tenant's expense. I saw a post of some suggestions, but I can't seem to find it now.

Also looking for any sites that assist with lease agreements. I believe I saw one online that is already a lease agreement, you just tailor it. Any suggestions on a site/company that will assist in writing up a month to month lease agreement would be great!

All suggestions are welcomed as I am a first time landlord!
